The Spires began with Berry College’s vision to develop a portion of its vast and breathtaking campus into a senior living community that offered a full continuum of care as well as intergenerational programming for seniors and students in partnership with the college. The concept of The Spires is built on the idea of a thoughtful, present approach to life, and a commitment to a healthy lifestyle through mind, body and spirit – a philosophy of Berry College founder Martha Berry that lives on to this day.

Greenbrier was engaged in 2014 after other development firms failed to gain traction. We created a development plan that included market analysis, potential site review, financial analysis and budgeting, and primary market research. That process led to the review of various potential sites owned by the college, and eventually choosing the perfect spot along an adjacent quarry that is now a picturesque and serene lake.

Presale efforts began in the Spring of 2017, and The Spires was 70% presold by October of the following year. This allowed for permanent financing in December of 2018.

Though the development, sales and marketing efforts ran smoothly, opening the community on time in June of 2020 meant navigating the challenges of the COVID-19 pandemic. The Spires leaned on Greenbrier’s experience during this time in order to overcome cancelled reservations, staffing shortages, supply issues, and all of the social and safety considerations.

Today, The Spires at Berry College is a visionary Life Plan community, thriving with more than 330 residents. It’s a special way of life at a special community in an awe-inspiring setting.
