Peconic Landing is a cooperative life care Life Plan Community located in Greenport, New York on the North Fork of Long Island. Peconic Landing engaged Greenbrier to assist with preparation and implementation of a Strategic Expansion Plan. The key objectives outlined by Peconic Landing were to expand the health care center to avoid outplacement of Peconic Landing’s residents, and also to add a memory care assisted living neighborhood to complete the continuum of care. In order to help fund the healthcare and memory care expansions, 46 new independent living apartments were added to improve operatin margins while capitalizing on a market opportunity. The Expansion was financed in 2015 and opened in 2016.

Federation Life Plan Community Development, LLC, a subsidiary of the Jewish Federation of South Palm Beach County (the “Federation”), is developing the Sinai Residences of Boca Raton. Greenbrier worked with the Federation to craft a Development Plan that would meet market demand as well as achieve the Federation’s goals.

Sinai Residences will be developed on 22 acres of land located on the Federation’s campus and will feature premier accommodations and services. Sinai Residences will be applying to the State of Florida to operate as a Life Plan Community. The approximately 600,000 square foot community is proposed to include 232 independent living apartments, 48 assisted living apartments, 24 memory support suites and 60 nursing beds. Greenbrier is providing development and marketing services for the community.

The design of the Community features a four-story building housing 174 Independent Living apartments, 7 assisted living apartments and 10 memory support apartments. The Community will offer a continuing care resident program with a focus on providing a quality environment for graceful aging that includes strong wellness and fitness programming, multiple dining venues/options, and ADL In-Unit Services to encourage and promote aging-in-place.

Lavender Mountain Senior Living, Inc. is planning a Life Plan Community that consists of approximately 188 independent living units (including 155 apartments, 16 cottages, and 17 apartment units in a detached building), 36 assisted living units, 36 memory support assisted living units, and 35 skilled nursing beds to be located on a site adjacent to Berry College in Rome, Georgia. The Life Plan Community will include several living areas, dining areas, multi-purpose areas, activity rooms, and a wellness center that will include an indoor pool along with exercise and fitness areas.

Ingleside at Rock Creek is a Life Plan Community located in Northwest Washington D.C. adjacent to Rock Creek Park.  To address its aging health care and assisted living facilities, provide new wellness programs and amenities, and to solve a major parking issue, Ingleside engaged Greenbrier to assist with preparation and implementation of a major Repositioning Plan.

The key objectives outlined by Ingleside were to create a state-of-the-art health center that focuses on caring for the Community’s residents, provide specialized memory care options in assisted living, modernize the assisted living services with replacement apartments, add additional amenities to the Community, and capitalize on a favorable market opportunity for new independent living apartments.

Leveraging the Community’s strong position in the market, 105 new high-end independent living apartments will be constructed to strengthen operating margins and support the economics of the project. The $200 million Repositioning will be financed in 2017 and is projected to open in late 2019.

Ingleside at King Farm is a Life Plan Community located in Rockville, Maryland approximately 16 miles from Washington D.C. and approximately 32 miles from Baltimore.   Ingleside engaged Greenbrier to assist with preparation and implementation of a Repositioning Plan which was needed to correct deficiencies in the original design, complete the continuum of care and expand wellness programs and amenities.

The key objectives outlined by Ingleside were to meet excess market demand for independent living, complete the continuum of care by adding assisted living memory care apartments, add additional garage parking on campus, and add additional amenities to the Community that focus on expanded dining and wellness programs. In order to help financially support the project, 122 new independent living apartments will be added to enhance operating margins and debt capacity.

The Repositioning is on track to be financed in 2018 and open in 2020.
